Drainage systems are installed around the perimeter of the plot, ensuring natural drainage of rainwater. The landscaped grounds include parking for two large cars, decorated with grapevines and kiwi trees, and an orchard with peaches, apricots, persimmons, figs, and quince trees surrounds the property. The villa is directly adjacent to a green area, eliminating the need for buildings in front of the house.

Special attention was paid to seismic resistance and structural reliability during construction. The foundation was designed with the region's high seismic activity in mind and is rated for a load comparable to a five-story building, ensuring a significant safety margin. The load-bearing walls and partitions are constructed of 380mm-thick Ytong. The house also features soundproofing.

The main façade, enclosed ground-floor terrace, and second-floor terrace are clad in natural Iranian travertine. The courtyard paths and fencing are made of natural stone. The villa's evening appearance is enhanced by decorative façade lighting, which harmoniously complements the functional lighting of the surrounding area. The villa is equipped with satellite TV and internet.

The ground floor includes a fireplace, living room, and dining areas, totaling approximately 75 square meters (807 sq ft), combined into a harmonious space that maintains the distinct character of each room. There is also a bedroom that can be used as a guest bedroom, a spacious 23 m² (247 sq ft) bathroom with a sauna, and a separate dressing room specially designed for convenient storage of clothes and personal belongings. Ceilings on the first floor range from 3.5 to 3.7 m (11 to 12 ft)  .

The second floor features a large 65 m² (699 sq ft) living room, three bedrooms, each with a unique interior design, a 9.3 m² (100 sq ft) bathroom with a jacuzzi, and a 22 m² (236 sq ft) outdoor terrace with two separate entrances. The terrace is enclosed by stone railings and offers magnificent views of the mountains along the Adriatic coast. Ceilings on the second floor are 3.2 m high (10 ft).

The interior is custom-designed, harmoniously blending classic elements with modern technology. The furniture is custom-made from genuine leather and high-quality interior materials. The floors are made of 19 mm ((0.7 in)  thick merbau parquet in a custom "golden cherry" shade, and the doors are solid cherry.

The staircase is finished in fumed oak, the same type used in yacht construction, and the staircase walls are decorated with faux onyx tiles. The lighting in each room has been carefully considered: custom-fitted chandeliers, including crystal models in the fireplace and dining areas, feature two lighting modes.

The kitchen is custom-designed and equipped with modern appliances. Finishing materials, furniture, parquet flooring, kitchen elements, and decorative details were specially delivered to Montenegro from Italy, Hong Kong, and China.
