Land plot with project in Moticki gaj, Zabljak

A land plot of 1134.00 m2 (12 206,27 sq ft) with a project for the construction of a tourist facility in the village of Motički gaj, Zabljak Municipality is offered for sale. The land plot in Montenegro belongs to one owner. There are no buildings on the plot.

Permitted urban parameters:
Total development area (BRGP) - 572.40 m2 (6 161,26 sq ft).
Area under buildings - 286.20 m2 (3 080,63 sq ft). 
Permitted number of storeys - ground + 1 floor + attic.
Development index - 0.25.

A project for the construction of a tourist facility has been developed for the presented plot.
The project provides for the construction of three residential buildings of different typologies. Two identical buildings, larger in size (number of storeys Po+P+1+Pk), and between them there is a smaller building with number of storeys Po+P+1.

Each large building has 4 residential units: 2 duplexes with direct access from the sidewalk and 2 studios on the attic floor, accessible from the ground floor by a separate staircase.

The smaller building has two two-level residential units, which are one-room apartments.

The buildings are located and oriented in such a way as to make the most of the visual potential of the location. From the windows and terraces of the apartments, residents are offered an open view of Durmitor,

All buildings are oriented to the southwest, the front facade is equipped with large glass openings that enhance the visual connection of the interior space with the surrounding nature and provide excellent penetration of sunlight into the rooms oriented in this direction.

The layout of the territory is implemented in the form of a series of private courtyards, where each residential property is allocated a certain part of the plot, which can be used by the owner. The plots are completely fenced and separated from each other. Within each courtyard, in front of the residential area, a terrace surrounded by greenery is planned.

Total net area of   the building is 453.84 m2 (4 885,09 sq ft).
Total gross area of   the building (basement and attic floors are not included in the calculation) is 570.46 m2 (6 140,38 sq ft).
Occupancy index is 0.25.
Construction index is 0.50.

Utility payments for the arrangement of the land plot for development are made for the maximum possible area of   the objects and remain in force even if the new owner decides to change the object or make a completely new project.

The purchase price of the land plot is 250 thousand euros.
