Urbanized land plot in the mountains for the construction of an ecovillage

We offer for sale an urbanized land plot for the construction of an eco-village, 10 km (6,21 miles) from Kapetanov Lake.
The area of the land plot is 35’955 sq.m (387016,4 sq ft). On the site there are two legalized buildings of 24 sq.m (258,33 sq ft).

An ethnic village is a type of hospitality facility for the provision of accommodation and food and beverage preparation services, located in a rural area, in houses built in an authentic style. An ethnic village can be built on a site that, according to the decisions of the PNP of the municipality of Niksic, is suitable for the development of tourism, which is located on the territory defined as building land outside the city, areas for tourism, agricultural land and housing, agricultural land (except arable land of the first and second grade), areas of protective forests (against erosion) and bare and rocky fields.

According to the Urban Specifications (UTS), the optimal area of the site on which the construction of an ethnic village is planned is more than 3,000 m2 (32291,73 sq ft), with a capacity of 5 to 10 houses. The site occupancy rate is 0.2. Development coefficient 0.4. The maximum number of floors is 2 floors.

The maximum floor height for calculating the height of a building, measurements between the upper marks of interfloor structures is: for garages and technical rooms up to 3.0 m (9,84 ft); for residential floors up to 3.5 m (11,48 ft); for business floors up to 4.5 m (14,76 ft); solely to provide a passageway for access by emergency vehicles, the maximum height of the ground floor at the passageway is 4.5 m (14,76 ft). 

Objects should be oriented to the south as much as possible, taking into account the distance between objects in order to avoid mutual shading of neighboring objects. Each residential unit must have a bathroom with a toilet, a living room, bedrooms and a terrace, which is the area of the ground floor on the site.

Possible related facilities: reception, information point with a place to sell souvenirs, maps, books, catering facilities (restaurant, cafe / bar), health / spa center, shops, workshops with events to get acquainted with heritage and traditions.

Lake Kapetanovo (Kapetanovo jezero) is located in the mountains of the Moraca canyon. The lake is 35 meters (114,83 ft) deep and is located at an altitude of 1678 meters (5505,25 ft) above sea level. The bright blue water of the lake, which beautifully reflects the surrounding mountains, attracts more and more visitors every year. Mountaineers, cyclists and hikers come here. Also, the lake is very rich in fish, which attracts fishermen and lovers of picnics in nature.

The purchase price of the land plot is 160,000 euros.
