The Glavat-1 project is 14 plots of land of different sizes purchased by the investor from different owners to be combined into one large urban plot for the purpose of building a logistics and shopping center or production. This decision was made after a semi-annual analysis of proposals for land plots on the coast of Montenegro and the prospects for their urbanization. The location on the Adriatic highway Tivat - Budva and the relatively large area make it attractive compared to neighboring ones, difficult to buy out for various reasons: lack of consent from all heirs, low attractiveness of the location, economically unprofitable for construction, risky associated with natural conditions, etc.
During 2007-2019, work was done on the purchase and urbanization of all 14 sites, therefore this combined site is one of the few adjacent to the highway with a similar area and location in the industrial zone of the Montenegrin coast.
